Older relatives keep telling me to check Dharani for the record but I've read that's been replaced. Trying to verify a commercial plot's record before we go further and don't want to be looking at the wrong portal or outdated information.
Dharani's gone, it's Bhu Bharati now (bhubharati.telangana.gov.in) — the Telangana Bhu Bharati ROR Act came in 2025 and the old Dharani records were migrated over. You'll find ROR-1B and the pattadar passbook details there. For a commercial building specifically also pull the EC separately through registration.telangana.gov.in, land record and encumbrance are two different checks.
worth adding — a clean EC only tells you about registered transactions, it isn't the same as clean title on its own. Cross check with the link documents too.
