Looking at a commercial building near Secunderabad where the seller keeps saying "it's RERA approved" like that settles everything. Want to actually verify it myself rather than take that at face value, first time doing this for a commercial project rather than an apartment.
Go to rera.telangana.gov.in and search the registered projects list directly, don't take a certificate photo shown to you as proof. Match the promoter's name exactly, check the registration number and its validity dates, and see the uploaded plans against what's actually being built. Also confirm whether it's "registered" or just "applied," those get used loosely and mean very different things.
and even if it's registered, remember RERA makes the promise enforceable and public, it doesn't guarantee the completion date holds. Still worth checking the declared date on there though.
