What documents should I actually be collecting before closing an industrial deal in Secunderabad

Getting close to finalising an industrial shed purchase and want a proper list of what to have in hand before signing, beyond the obvious sale deed. Keep hearing different things from different people about what's "essential" versus "nice to have."

Mother deed and the full chain of link documents going back as far as you can get, EC covering that full period, the latest ROR-1B / pattadar passbook if there's a land component, and if there's any construction — the occupancy certificate from the local municipal body, not just the completion certificate, those two aren't the same thing. No OC means deviations or pending completion formalities, and it'll come back to bite you at resale or if you ever need a loan against it.

add layout permission number if it's an HMDA layout — verify that against HMDA's actual approved list, not the board at the site entrance. Some plots in HMDA layouts stay mortgaged to the authority until infrastructure work is done, worth knowing before you commit.

if there's a GPA anywhere in the chain, be careful — it's not a substitute for a registered sale deed, push for a proper registered conveyance instead of relying on power of attorney.
