How do I actually verify an industrial property's record before buying near Secunderabad

Been told to "just check Dharani" by a couple of people but I understand that's outdated advice now. Trying to verify an industrial plot's record properly before we go further into due diligence, want to make sure I'm looking at the right source.

Dharani's been replaced by Bhu Bharati (bhubharati.telangana.gov.in) since the 2025 ROR Act, old records got migrated across. Pull the ROR-1B and pattadar passbook details from there for the land side. For an industrial plot also separately verify the allotment history with whichever authority allotted it originally — the portal covers land record, not the industrial allotment file.

and pull the EC through registration.telangana.gov.in as a separate step too, document-number-and-year search is cleanest if you have it, else go by district/mandal/village and survey number.

worth repeating — clean EC just means registered transactions look clean, it isn't proof of clean title by itself.
