Family still calls it Dharani land, agent says that portal doesn't exist anymore — what's actually true

Inherited a small piece of land near Secunderabad and every family conversation about it references "checking on Dharani." An agent recently told me that's outdated and I should be looking somewhere else entirely for the pattadar passbook and ROR details. Trying to get this straight before I go anywhere near a sub-registrar.

Agent's right, Dharani got replaced by Bhu Bharati (bhubharati.telangana.gov.in) — Telangana brought in the Bhu Bharati ROR Act in 2025 and migrated the old Dharani records across. Pattadar passbook and ROR-1B are both served from there now. Old family habit of saying Dharani is just muscle memory at this point, portal itself has moved on.

same thing happened with my in-laws' land last year, kept saying Dharani for months out of habit even after checking the new portal.

if it's inherited, also get the mutation updated in your name on the new portal if that hasn't happened yet, don't leave it in the previous holder's name longer than necessary.

Checked the mutation status like suggested, still showing the old name, need to follow up on that separately now. Thanks for pointing it out.
