How does group buying actually work for a commercial shop near Tirupati — whose name goes on the sale deed?

A few of us who work in Bangalore are talking about pooling money for a small commercial unit somewhere near the temple town, rental income kind of thing. None of us have done this before and I'm not clear how the ownership structure actually works day to day — is it one person named on the deed and rest just have an agreement, or can multiple names go on a single registered sale deed. Also curious how decisions get made later, like if one person wants to exit and others don't.

Multiple names can absolutely go on one sale deed, undivided share basis, it's done all the time for agricultural land among siblings, no reason commercial can't work the same way. The document itself will state the share percentage for each buyer.

We did something similar with 4 people, used a separate co-ownership agreement alongside the registered deed to spell out exit terms, maintenance costs, who signs what. The deed alone won't cover exit mechanics, get that written down separately, ideally by someone who drafts this for a living.
