Guideline value for industrial-classified land near Tirupati seems to move around depending on who I ask

Trying to pin down what I'll actually owe in duty for an industrial plot purchase, and the guideline value quoted by two different people in the same village varies more than I expected. Is guideline value supposed to differ within one village based on classification, or is someone just wrong.

Guideline value is set per survey number/locality band and classification does factor into it, industrial and agricultural land in the same village can carry different guideline values, that's not unusual. Pull it directly for your specific survey number on IGRS AP rather than relying on someone's general recollection of the village rate.

also worth asking the SRO directly on the day since portal figures and what gets applied at the counter should match but confirm rather than assume.
