Does RERA even apply if I'm just buying a standalone agricultural parcel, not part of any project?

Someone in a forum mentioned checking RERA before any Tirupati purchase, but my situation is just a direct farmer-to-buyer land deal, no developer, no project name, nothing like that involved. Is there anything to even check on rera.ap.gov.in in this case or is that only relevant for developed/plotted schemes.

If it's a genuine standalone parcel with no developer or scheme attached, there's nothing to look up on RERA, that portal is for registered real estate projects/promoters. Where it becomes relevant is if the land later turns out to be part of some layout being marketed under a project name, worth just confirming with the seller it isn't.

good to double-check anyway since sometimes what's sold as "just land" turns out to be inside a layout that never got formally declared, ask around locally too.
