A layout agent keeps using both terms like they're interchangeable — 'commercial plot' and 'commercial zoned land'. Is there an actual difference in what you can do with it, or is it just how people talk about the same thing here?
Loosely they mean the same, but ask for the layout approval document and see what use the plot is actually marked for on that plan, not what the agent says verbally. That's the only thing that matters.
seen cases where the layout itself is approved residential and someone is quietly reselling a corner plot as 'commercial potential'. get the approved layout copy first, don't take the word plot at face value
