Everyone I ask defaults to Benz circle or MG road for office space, but traffic there is genuinely rough now and parking is a mess. Wondering if there are other pockets picking up for smaller professional offices — CA firms, small consultancies, that kind of tenant — where it's less congested.
Traffic is bad but that's exactly why the footfall and visibility is still there, tenants pay for that. If parking is your dealbreaker look slightly off the main road but still walkable to it.
We moved our office away from MG road to a quieter stretch nearby, cheaper and clients didn't complain once. Depends on the kind of clientele you're targeting.
check parking bylaw compliance for whichever building you shortlist, some older buildings on MG road never had proper allocated parking and it becomes a daily headache for tenants
