Anyone bought a floor in a commercial complex in Vijayawada? What should I be checking beyond the brochure

Builder is selling floors individually in a complex that's structurally up with finishing work still going on. Brochure has the usual renders and amenity list. I want to know what actual buyers in these setups check before signing — common area maintenance terms, parking allocation, who owns what after possession, that sort of thing.

Get the maintenance agreement in writing before booking, not after. Verbal promises about CAM charges being 'reasonable' mean nothing later.

Also check if the project is even registered on rera.ap.gov.in. Search the promoter name there, see the registration number and the completion date they've declared. If it's not showing up, ask why directly.

we did the same thing last year, parking allocation was the messiest part honestly, get it specified floor wise in the agreement

Structure being up is a decent stage but still ask for the sanctioned plan copy and compare with what's actually built. Deviations are more common than people admit.
