What actually makes a commercial property in Vijayawada a good buy vs a dud

Been looking for a few months now and every property gets pitched as 'excellent investment' by whoever's selling it. Trying to build my own filter instead of trusting brochures — what do people here actually look at before deciding a commercial property is worth it versus just sitting empty for years?

For me it's mostly about who's around it already — a property surrounded by shut shops rarely turns around no matter how good the deal looks on paper.

Title clarity first, always. A cheap property with messy documents costs more in the end than a slightly costlier one that's clean. Pull the EC and check link documents before anything else.

footfall pattern matters a lot too — walk the street at different times of day before deciding, brochures never show you a dead street at 3pm

also don't ignore the occupancy certificate question if it's a built property. no OC creates problems later with resale and loans, ask upfront rather than after booking
