Looking at an under-construction commercial block in Vijayawada. Where do I verify it on the AP RERA side, and what exactly do I look at? I only know the state portal is different from Telangana's.
AP has its own portal — rera.ap.gov.in. Look the project up under the projects section and match the promoter name, the registration number and validity, the approved layout and plan documents, and the declared completion date. Same principle as anywhere: registered before advertising, and the details on the portal should match the brochure exactly. If the brochure quotes a number that doesn't resolve on rera.ap.gov.in, stop right there.
For the land underneath, AP land records are on Meebhoomi, not Telangana's Bhu Bharati — check the survey number and ownership there separately. People mix up the two states' portals all the time.
So the Telangana portal won't have AP projects at all?
Right, they're completely separate systems.
