Ground floor shop vs first floor shop in a Vijayawada commercial row — tenant demand experience?

Have a choice between a ground floor unit and a slightly bigger first floor unit in the same commercial row, similar frontage. Curious what people who've actually rented these out have seen in terms of how quickly each gets a tenant and what kind of businesses tend to prefer which floor.

Ground floor rents faster almost every time, retail wants walk-in visibility. First floor works fine for offices, coaching centres, clinics — slower to fill but once filled tends to stay longer.

we had a first floor unit vacant for a while before a diagnostic centre took it, ground floor next door never stayed empty more than a couple months

check if there's a separate staircase access for first floor, that alone decides a lot of tenant interest
