A broker showed me a stretch just off Bandar road, says it's zoned commercial and close to a couple of new showrooms coming up. Land itself looks fine but the approach road is still single-lane and there's no proper drain along that side. Anyone tracking that belt — is the frontage development actually catching up or is it still mostly promise?
Depends which end of Bandar road honestly. Closer to the junction it's already busy, further out it's still patchy. Ask the broker for the actual survey number and check the layout approval status yourself, don't just go by what the hoarding says.
We bought a plot in that general area two years back. Road widening did happen eventually but it took longer than anyone told us. Drainage is still an issue after heavy rain, factor that in before you commit.
Also check if it's actually inside municipal limits or still under panchayat — makes a difference for what services you can expect and how fast approvals move.
