Plot near Ambapuram — layout looks decent but how do I actually confirm it's legit

Came across a plot listing near Ambapuram through a local agent. Layout brochure looks clean but I've been burned before trusting brochures on face value. What's the actual sequence of checks before I even talk numbers with the seller?

Same sequence regardless of area: confirm the layout approval with the local sanctioning authority rather than trusting the board or brochure, match survey numbers on the sanctioned plan to what's actually being sold, then EC via registration.ap.gov.in for the parcel, then the full document chain — mother deed, prior sale deeds, latest tax receipt. If anyone tells you a GPA holder can sell without the actual owner's registered deed backing it, walk away or at minimum get a lawyer to explain exactly what you're buying.

Ask specifically whether the internal roads and any open space in the layout are already handed over or still pending — affects how 'finished' the layout really is.

Agree on GPA point above. Had a friend nearly sign on a GPA-only deal, lawyer stopped it.
