Realised after a few site visits that Ibrahimpatnam listings are actually a mix — some are straight agri parcels, others are plots inside a formed layout. Trying to understand what changes in the diligence approach depending on which one I'm actually looking at.
Big difference. For raw agri land you're checking Adangal and 1-B on Meebhoomi, confirming pattadar identity, and if there's a non-agri conversion claimed, verifying the actual order rather than taking the agent's word. For a layout plot you're instead checking the layout's approval status with the local sanctioning authority and matching survey numbers to the sanctioned plan. EC applies to both either way, pull it from registration.ap.gov.in for the specific survey number.
Also ask outright which category it is before the site visit even happens, saves time. Some agents blur the line on purpose when a layout is only partially formed.
