How do people here actually gauge if land in Vijayawada is priced fairly, without a rate sheet?

I know nobody's going to hand me a number and I'm not chasing one. What I want to understand is the method — what do experienced buyers actually compare against when deciding a quoted price feels reasonable for a given pocket of Vijayawada?

Guideline value at the sub-registrar is the starting anchor, not the answer by itself — check it for the exact survey number on registration.ap.gov.in and treat a quoted price far above it with more scrutiny, not less. Beyond that, compare recent registered transactions in the same layout if you can get a sense of them, and weigh road width, approvals, and whether utilities are actually connected versus just promised.

Also ask why the seller is selling. Distress sales and genuine appreciation both exist, and the reasoning behind the ask tells you something a rate sheet won't.
