City-limit plots are out of budget so I'm looking at land a bit further out near Vijayawada. Getting nervous about how much harder verification becomes the further you go from the registration office and municipal records. Anyone done this and can share what changed for you doing diligence further out?
Honestly the process doesn't change, just the patience needed. Meebhoomi and registration.ap.gov.in cover the whole state, not just city limits, so records are pullable regardless of distance. What does change is how easy it is to physically verify — plan a proper site visit, ideally with someone local you trust, rather than relying only on photos an agent sends.
Also factor in how far you'll realistically travel to check on it over the years, not just at purchase. A plot nobody visits for years accumulates its own risks.
Second the local contact point. Made all the difference for us tracking a small dispute early before it became a bigger problem.
