Warning — nearly wired an advance for an OLX plot listing near Vijayawada before checking anything

Almost sent an advance to a number from an OLX listing for a plot near Vijayawada, seller was pushing hard for a quick token payment before I'd even seen the actual documents. Pulled back at the last minute. Posting this so others slow down before doing the same — what should have been the obvious red flags I nearly missed?

Pressure to pay a token before you've even seen the sale deed, EC, or layout approval is itself the red flag — genuine sellers don't lose the deal over you taking a week to verify. Never send money on the strength of an OLX photo and a phone call. Ask for the survey number, pull the EC yourself from registration.ap.gov.in, and insist on meeting at the actual site, not a coffee shop.

Also worth checking if the same 'seller' has multiple similar listings under slightly different names — seen that pattern before on OLX for land specifically.

Never transfer any advance without at least a written receipt referencing the actual survey number and parties. Verbal token payments are a mess to recover if things go wrong.
