It helps at the margins for rental demand if you ever plan to build and let out, staff and visiting families do look for something nearby. But I wouldn't let one landmark override the basics — layout approval, EC, and road access matter far more to resale than sitting near any single institution. Institutions can also relocate or expand over decades, plans change.
