Trying to get a ground sense of one-cent plot pricing around Vijayawada, not a fixed number

I know nobody here can quote me an actual rate and I'm not asking for one. What I want is how people size up whether a small plot, sold by the cent, is priced sensibly for its stretch — what should push the value up or down in your experience. Is it mostly road width and layout approval, or does something else weigh more?

Layout approval status is the single biggest swing factor I've seen — an approved layout with a proper LP-type sanction from the local authority moves very differently from an unapproved venture, even on the same road. After that it's road width, corner vs mid-plot, and whether the guideline value on record even reflects the area's actual demand — worth checking that at the sub-registrar before you assume anything.

Drainage too. A cent plot that floods every monsoon is not the same asset as one that doesn't, whatever the brochure says.

Get a local surveyor to physically confirm the cent measurement against the layout plan. Seen plots where the marked boundary on ground didn't match what was on paper.
