Being near an industrial belt is a mixed bag honestly, convenient for commute but check noise, traffic movement of heavy vehicles, and any pollution-adjacent concerns before assuming it's purely a plus. Diligence steps stay the same though, layout approval, EC, and a proper site visit at a time of day that matches when you'd actually be living there.
Second checking traffic timing specifically. Visited during a quiet hour once and the picture at shift-change time was completely different.
