Ibrahimpatnam keeps coming up whenever someone talks about land near Vijayawada with room to grow. Not asking for a growth number, just want honest ground opinions — is the belt actually developing on the ground (roads, approvals) or is it mostly agent talk right now?
Depends heavily on which pocket. Some stretches have decent approach roads already, others you still need to ask around locally about how the road actually gets there in monsoon. I wouldn't take any agent's word on 'upcoming' — go see it twice, once in dry season and if you can manage it once after rain.
Check whether it's within any notified development authority's jurisdiction or still purely agri-zoned — changes what approvals even apply to future construction.
Also worth just talking to a couple of long-time residents there, not just the broker's contacts. Got a very different picture doing that.
