Every 'low price' plot listing near Vijayawada makes me suspicious — how do you tell cheap from risky?

Scrolling through listings, a bunch of plots near Vijayawada are advertised as unusually cheap compared to everything around them. Not sure if that's a genuine opportunity or a red flag I'm too new to recognise. What's actually behind a plot being priced well under its neighbours?

In my experience it's usually one of a few things: unapproved layout, a title issue somewhere in the chain, a pending family dispute, or the plot being in a low-lying flood-prone stretch. Occasionally it is genuinely an urgent seller. The only way to tell which is doing the diligence properly — EC, layout approval, and a physical visit — not skipping it because the price looks attractive.

This. Also ask why previous EC entries show what they show — repeated short-hold sales on the same survey number within a short span is a pattern worth questioning.

Flooding point is real. Check with locals about how the plot behaves in monsoon, not just how it looks in a dry-season photo.
