Raw commercial land in Vizag outskirts — how different is the diligence from a built-up unit?

Looking at raw land marketed as 'commercial potential' on the outskirts rather than a built unit in the city. Diligence for a finished shop or office feels more straightforward to me — what changes when it's bare land that's supposedly zoned or headed toward commercial use?

Bare land marketed as 'commercial potential' needs you to actually confirm the current land classification, not the marketing language. If it's still agricultural in the record, someone needs to do the conversion before it can be used or sold as commercial in practice, and that's a process, not a formality. Check the record directly on Meebhoomi for the survey number rather than trusting the brochure's claim about zoning.

Also ask who's responsible for getting any layout or use approval — you, or is it supposed to already be done. Big difference in what you're actually buying.
