Have some savings and thinking commercial property in Vizag instead of another FD, purely for rental income down the line. Never done this before and don't know how to even narrow down which part of the city to look at. What's the ground-level way people here approach the first search?
Start by deciding what you actually want to own — a shop needing footfall, an office needing a tenant company, or bare land you convert later, because the diligence and the buyer pool differ a lot between those three. Beyond that, walk the actual street at different times of day before you fall for a brochure. A commercial unit that looks great in photos with no one walking past at 6pm is a different investment than one that's busy.
Also decide upfront if you're okay managing a tenant yourself or want something closer to walk-in and forget. Changes what you should be shopping for.
