Buying a single ground-floor shop in Vizag — what actually decides whether it rents out easily later?

Considering a single ground-floor shop, plan to rent it out rather than run a business myself. First time doing this kind of buy-to-let on a commercial unit. What actually decides whether a shop attracts a decent tenant later — beyond the obvious 'good location'?

Frontage width and depth of the shop matter more than raw square footage — a wide shallow shop rents easier to retail than a narrow deep one, most tenants want visible frontage. Also check the association or building rules on signage and shutter hours, some buildings restrict what a tenant can even put up outside, which puts off certain kinds of retail tenants before they even negotiate.

Didn't think about signage restrictions at all, will ask the association rules upfront.
