Buying 2-3 small commercial shops in Vizag instead of one bigger unit — does spreading out make sense?

Have a budget that could go toward one bigger commercial unit, or spread across two or three smaller shops in different areas of Vizag. Instinct says spreading reduces risk since not all tenants vanish at once, but is there a downside people don't talk about with owning multiple small units versus one solid one?

Spreading does reduce single-tenant risk, that part's right. What people underweight is that managing three separate small properties — three sets of association dealings, three lease renewals on different cycles, three sets of property tax and maintenance to track — is genuinely more running-around than one unit, especially if you're not local to all three areas. If you can actually visit and manage all three without it becoming a second job, fine. If you're doing this from outside the city, one solid unit might be less draining even if it feels riskier on paper.

Also due diligence triples — EC, records, RERA if applicable, on every single one separately. People sometimes do thorough checks on the first purchase and get lazier by the third.
