Don't fix your budget on anyone's quoted percentage, mine included — rates get revised over time and can vary by property type and deed. Start with the guideline value for that specific survey number through registration.ap.gov.in, the AP Registration & Stamps portal, since duty is charged on whichever is higher between your agreed price and the guideline value — that's usually where budgets go wrong, not the headline rate. Then get the exact stamp duty and registration figure confirmed at the sub-registrar's office for your document before finalising the price with the seller.
This tripped me up too — pulled an old guideline value figure a friend quoted and it had already been revised. Always pull it fresh yourself.
