Been given a printout by the seller's agent claiming to be the land record for an industrial plot near Vizag. Would rather check it myself directly instead of trusting a printout handed to me. Where do I actually look this up for Andhra Pradesh, and what should I be checking on it?
For Andhra Pradesh land records you want Meebhoomi, it's a separate system from Telangana's portal so don't get pointed at the wrong one. Pull the Adangal / 1-B for that survey number yourself and check the current owner name against who's actually offering to sell to you — if there's a mismatch, ask why before going further. For the registered transaction history separately, that's on registration.ap.gov.in, the IGRS AP side, which is a different check from the land record itself.
Also check that the classification actually supports industrial use, not still showing as agricultural — common gap people miss on 'industrial' plots being sold on the outskirts.
Will pull both the Meebhoomi record and the IGRS AP history before we proceed.
