Full document checklist before closing on an industrial plot near Vizag?

About to close on an industrial plot near Vizag for a small manufacturing setup. Want the complete list of what I should be collecting, not just relying on the sale deed the seller hands over. What's actually in a thorough buyer's folder for something like this?

For an AP industrial plot I'd collect: the current registered sale deed plus the chain of prior link documents / mother deed so ownership traces back cleanly, the registered transaction history from IGRS AP (registration.ap.gov.in), the Adangal / 1-B from Meebhoomi confirming the seller matches the current record, latest property tax receipt, and proof the land is actually classified for industrial or non-agricultural use for that survey number — this is what any factory license application later will ask for. If there's a sanctioned layout involved, get that copy too and confirm your specific plot appears on it correctly.

Also get water and power availability confirmed in writing for that specific plot, verbal assurances from the seller mean nothing later.
