For an AP industrial plot I'd collect: the current registered sale deed plus the chain of prior link documents / mother deed so ownership traces back cleanly, the registered transaction history from IGRS AP (registration.ap.gov.in), the Adangal / 1-B from Meebhoomi confirming the seller matches the current record, latest property tax receipt, and proof the land is actually classified for industrial or non-agricultural use for that survey number — this is what any factory license application later will ask for. If there's a sanctioned layout involved, get that copy too and confirm your specific plot appears on it correctly.
Also get water and power availability confirmed in writing for that specific plot, verbal assurances from the seller mean nothing later.
Will insist on written confirmation, not just take their word for it.
And check with the relevant pollution control authority about what clearance your specific manufacturing activity needs — varies by what you're producing, not something the sale deed covers at all.
