For a long hold, does beach-road-side land actually hold value better than the highway side in Vizag?

Comparing two options for a plot I'd sit on for several years — one closer to the beach road, one along the highway side with more industrial activity nearby. Not looking for numbers, just want ground opinions on which type of corridor people have actually seen age better over a long hold.

What ages well is whatever gets the arterial road widened, proper drainage, and stays close to where people actually work — that can be either side depending on the specific stretch. I wouldn't pick purely by "beach" vs "highway" label, walk both stretches and see what's actually being built around them right now.

If it's genuinely close to the shore, ask about coastal construction restrictions before you fall in love with the view. Some stretches have limits on what you can build depending on the distance from the water, worth confirming locally before you commit.

This, the restriction question caught a friend of mine off guard after he'd already paid the advance.
