Buying land in Visakhapatnam from abroad through my brother's POA — is this safe enough?

I'm settled outside India and want to buy a plot back home, planning to give my brother a power of attorney to handle the site visits and paperwork. He keeps saying it's simpler to just let the POA sign everything including the final transfer. Something about that makes me uneasy, wanted to hear from people who've actually done a remote purchase this way.

A POA is fine for site visits, document collection, even representing you at the sub-registrar. What it shouldn't replace is the actual registered sale deed in your name — a general power of attorney is not a substitute for that, whatever the seller's side tells you. Get a lawyer to draft the POA narrowly for what your brother actually needs to do.
