Buying a flat instead of a plot in Vizag — what changes in the checklist versus open land?

Been looking at flats rather than open plots this time, in a project marketed with VUDA approvals. Everything I've read about diligence so far is plot-focused. What's specifically different to check when it's an apartment rather than land?

For apartments the big one is the Occupancy Certificate from the local municipal body, not just a completion certificate. Completion just means the building's finished per the sanctioned plan, occupancy means it's actually cleared as fit to occupy. No OC causes real trouble later, with loans and with resale. Separately, check whether the project is on the RERA AP registered-projects list, and match the promoter name and registration number against what they're showing you.

And being on the RERA list doesn't guarantee it'll actually be delivered on time, it just makes the promise enforceable and public. Still track the real construction progress yourself, don't rely only on the registration status.

Agree, went through this recently and the OC point especially is where a lot of buyers get caught out.
