Looking at a plot in Madhavadhara that's being sold as a VUDA-approved layout plot. The brochure has some approval number printed but I have no idea how to actually verify it rather than just trust the paper. What should I be asking for before I take this seriously?
Ask for the layout approval proceedings and the exact approval number, then verify it directly with the current development authority rather than the brochure — people still call it VUDA out of habit though I believe it functions under VMRDA now, so confirm with whichever office currently handles it. On top of that pull the EC for the specific plot from registration.ap.gov.in, and check the parent survey number against the Meebhoomi record so you know the layout was actually carved out of what it claims to be.
And get the sanctioned layout plan copy and find your exact plot number on it, don't just match against the site board.
Worth also asking directly whether the plot is free of any mortgage to the authority. Some layout plots stay charged to the authority until infra dues or development charges are cleared.
