That belt does see genuine warehousing and logistics interest given the port link, that part's real. Two things to check before anything else: the classification of the layout — is it actually approved as residential or is it sitting in an industrial pocket — and the road width, since heavy vehicle traffic on a narrow approach road kills residential appeal even if the location story sounds good.
Also confirm your approach road doesn't run through the same route the port traffic uses, makes a big difference day to day.
