How do I actually confirm a plot is zoned residential before buying, not just assume it from the brochure?

Planning to build a house eventually, not just hold the plot. The listing calls it residential land but I've heard of people finding out later their plot was actually agricultural or industrial on record. What's the right way to confirm the zoning myself before I commit?

Check the master plan and zoning classification with the town planning wing of the development authority for that specific area, and cross-check the classification shown in the Meebhoomi record for the survey number. If it's still shown as agricultural, converting to non-agricultural use for building purposes is its own separate step, don't assume that's already sorted just because it's being sold as "residential".

Also ask what you'd need for building permission on that plot upfront, not after you've already bought it.

Seconding this, learned it the hard way on a plot that turned out to need a conversion step nobody mentioned.
