Is the Madhurawada 'IT corridor' tag actually driving real demand or is it mostly word of mouth?

Keep hearing Madhurawada described as an IT corridor because of the institutions and offices coming up there. Before I take that at face value, wanted to know from people who've actually tracked it whether that label is translating into real, sustained interest or if it's more of a talking point brokers repeat.

There's a real base to it, the institutions and offices there do pull genuine rental and resale interest in the pockets closest to them. Where it falls apart is plots set further back without a proper approach road, those don't automatically benefit just because they share a pincode with the corridor. Always check the layout approval on the specific plot rather than trusting the area label.

Agree, it's very plot-specific once you're a few streets off the main stretch.

Does this hold up beyond a few years or is it more of a short-term buzz thing?

Honestly mixed, depends who you ask and which exact plot they bought. People who bought close to the institutions years back seem happier than the ones who bought further out on the same label.
