Moving to Vizag for work, want to buy a plot — how do people here sort real listings from broker noise?

Relocating for a new job and thinking of buying a plot instead of renting forever. Every broker I call has a "hot area" opinion and half the listings online look duplicated across five sites. Not asking for a recommendation, just want to know how people actually filter down to something real before wasting weekends on site visits.

First filter: does the survey number on the listing actually match what's in the Meebhoomi record for that village. Second: pull the EC yourself from registration.ap.gov.in instead of trusting the broker's copy. If those two don't line up cleanly, I don't even bother going to see the plot in person, saves a lot of Sunday mornings.

Also go see it yourself, don't trust the photos. Had a broker send me a lovely open plot photo that was actually the neighbour's cleared land, not the plot being sold.

Add layout approval to that checklist too, ask for the proceedings number and don't take the site board's word for it.
