Not in a hurry to build, just want a plot I can sit on for the medium-to-long term. Every area someone recommends turns out to be "hot" according to somebody. How do you tell genuine long-term potential from an area that's just being talked up this season?
Check the master plan and zoning for the pocket with the town planning wing of the development authority rather than going by what a broker says is "upcoming". If the zoning, approved layout, and any road-widening plan for that stretch are already on record, that's a stronger signal than word of mouth. Areas that are purely rumour-driven usually have nothing on paper yet.
Also match the area to your patience. Some corridors genuinely take years for the infra to catch up, and if you're not okay waiting that out, a slower-but-steadier pocket might suit you better.
