Resale plot in Visalakshi Nagar, an established layout — anything different to watch for versus a fresh plot?

Looking at a resale plot in Visalakshi Nagar, which is an older, established residential layout. Since it's changed hands before, wondering if the diligence process is meaningfully different from buying a fresh plot straight from a new layout.

Older established plots usually have a longer EC history to look through, which is actually good for diligence if you use it properly. Get a wider period EC rather than just the last transaction, since there could be several past owners, and trace the full chain of link documents back rather than only checking the most recent sale deed.

For any resale, always ask why the current owner is selling. Sometimes it's completely innocent, sometimes it tells you something.

And confirm property tax dues are cleared up to date before you finalise anything, easy to overlook on an older plot.
