Considering a plot near Gajuwaka given the industrial belt — worth it for a long hold?

Looking at a plot close to Gajuwaka, mainly because of the industrial activity around the steel plant belt. Not planning to live there myself, more of an investment. Wanted ground opinions on whether that industrial proximity actually helps or hurts long term, beyond the obvious noise and traffic.

For pure investment purpose the industrial belt does pull real rental and warehousing demand, that part's genuine. But check the layout's own zoning before buying — is it approved as residential or does it fall under an industrial classification, because that changes what you can actually do with the plot later, not just how it feels to live there.

As an investment, fine. If you're ever planning to build your own house there eventually, I'd think twice given the traffic on that stretch.
