Someone offered me a 'government land' plot in Vizag cheap — is this ever actually legitimate?

A contact says he can arrange a plot that's "government land, available at a good rate" through some connection. It smells off to me but he insists it's a legal allotment route. Before I even entertain a conversation about it, wanted to know if this is ever a real, clean way to buy, or if it's basically always a red flag.

Genuine government land allotments and auctions are notified officially, they're not something arranged quietly through a personal connection. If someone's offering you "government land" outside any notified process, that's the first red flag right there. Before anything else, check the classification of that survey number in the Meebhoomi records — government, assigned, or patta land are all different, and it matters a lot which one you're actually being offered.

And assigned land specifically usually comes with restrictions on transfer, it isn't freely saleable like patta land. If that's what this turns out to be, walk away regardless of how good the story sounds.
