Trying to decide between a site that came through an original authority allotment being resold, versus a straightforward private plot. Assumed the allotment route would be simpler on paper but not sure that's actually true. Anyone dealt with both?
Authority-allotted sites usually do come with a cleaner paper trail, but check the original allotment letter and possession certificate carefully. If it's being resold from the original allottee, make sure that transfer itself is properly registered and reflected in current records, not just an informal handover on the side.
Also worth asking whether the original allottee ever violated any condition attached to the allotment, some allotments carry a non-construction-within-X-years type condition or similar, and a violation can complicate things down the line.
