How do I actually check a commercial plot's record near Warangal before paying any advance?

Broker keeps saying 'Dharani record is clean' for a commercial plot near Warangal, but I read somewhere that Dharani isn't even the current system anymore. What's the right portal to check now, and what am I actually supposed to look for on it?

Broker's talking about the old system — Dharani was replaced by Bhu Bharati (bhubharati.telangana.gov.in) under the Telangana Bhu Bharathi ROR Act, 2025. Old Dharani records were migrated across, so you shouldn't lose anything, but the portal name and the process going forward is Bhu Bharati. On it you can pull the ROR-1B and the pattadar passbook details for the survey number — check the name on there actually matches the person selling to you. If it's still showing an old owner or a name you don't recognise, stop and ask why.

This is also not a substitute for the EC — Bhu Bharati gives you the record of rights, EC from registration.telangana.gov.in gives you registered transaction history. Pull both.
