First time registering anything, doing it for a small commercial unit near Warangal. Broker keeps saying 'don't worry, it's just a formality' which makes me more nervous, not less. What's the actual sequence at the SRO on the day — documents, payment, biometric, all of it?
Broadly: you'll have pre-verified the document and paid the stamp duty and registration fee through the challan process tied to the document — don't hand cash to anyone claiming to 'sort it'. At the SRO both parties and witnesses go through photograph and biometric capture, the sub-registrar checks the parties' identity against the documents, and the deed gets read out or shown before both sides confirm and sign. After that it goes into the registration process and you get the registered document back, sometimes same day, sometimes after a short wait for the copy. Carry originals of your ID, the sale deed copies, and proof of the payment — don't rely on the broker carrying everything for you.
Also confirm beforehand which SRO has jurisdiction for that survey number — Warangal town has more than one sub-registrar office and going to the wrong one wastes the whole day.
