Thinking about a commercial shop near Hanamkonda instead of Hyderabad — does that make sense at all?

Family runs a small business and we're looking at buying instead of renting a shop, but everyone pushes Hyderabad. Warangal/Hanamkonda side is a lot more within reach for us. For someone planning to actually run a business out of it, not flip it, what should I be weighing besides just "it's cheaper"? Footfall, road width, whether it's inside a proper commercial layout or converted from something else.

Depends completely on what the shop was before. A lot of commercial stock along the Warangal-Hanamkonda stretch used to be residential or agricultural plots that got NALA-converted and then just started functioning as shops informally. Ask straight up whether it's on an approved commercial layout or just 'everyone treats it as commercial'. That decides whether you can even get a proper trade license later.

Road width matters more than people admit — two-wheeler parking is fine on a narrow road, four-wheeler customers won't stop if there's nowhere to park even for five minutes.

We went through this last year for a small showroom. Ended up choosing a slightly costlier unit purely because the building had proper approvals on file — saved us grief when we applied for the trade license.

That's useful. Will specifically ask for the layout approval papers, not just the sale deed.
