Trying to budget stamp duty for a Warangal commercial registration — where do I get the real number?

Everyone quotes me a different percentage for stamp duty on a commercial property registration near Warangal, and none of them agree. I'd rather not budget off a guess and then get surprised at the SRO. Where's the actual authoritative source for this before I commit to a price with the seller?

Don't take anyone's percentage at face value, including mine — rates get revised and differ by deed type and property category. Start with the guideline value for that survey number on IGRS Telangana, registration.telangana.gov.in, because stamp duty is charged on whichever is higher: your agreed consideration or the guideline value. That's usually where the budget surprise comes from, not the rate itself. Once you know the applicable guideline value, get the exact stamp duty and registration figure confirmed at the sub-registrar's office for your specific document before you finalise anything with the seller.

This. I budgeted off an old number a friend gave me and the guideline value had been revised since. Pull it fresh, don't reuse someone else's figure from even six months back.

Makes sense, will check IGRS directly instead of asking around.
