Land agent gave me a print-out claiming it's from 'Dharani' for an industrial plot near Warangal. I thought that portal was discontinued. Trying to figure out where I should actually be pulling the record from myself instead of trusting his printout.
Dharani was replaced by Bhu Bharati (bhubharati.telangana.gov.in) — the Telangana Bhu Bharathi ROR Act, 2025 brought this in, old Dharani data was migrated over so the underlying record should still be there, just under the new portal and process. Pull it yourself directly from Bhu Bharati rather than trusting his printout — check the ROR-1B and pattadar passbook entry matches the survey number he's telling you, and that the seller's name is current on it, not an old owner.
For industrial land specifically also check whether it's classified for non-agricultural use at all — some plots agents sell as 'industrial' are still showing agricultural classification in the record.
That's a good catch, hadn't thought to check the classification itself.
